1. Why did you decide to go into Real Estate?
I have been in real estate for over 35 years and I have worked in five states. I wanted to be able to help put our three children through college and not have the entire burden fall on my husband of 54 years. I was able to put each of them through four years of college.
2. What trends do you currently see in the local real estate market?
It has been a good year so far for sellers, as long as their home is move-in ready. Most buyers do not want to buy a home and then do a lot of work on it. Some buyers cannot even see past paint colors or any kind of clutter. Now that the interest rates are starting to climb, there may be less buyers (especially first-time buyers) who are able to purchase. Inventory has been low, so prices have escalated and that may change with the rate increases.
3. Name your top 3 "hot neighborhoods" in Charlottesville and what are some of the hidden gems?
In my opinion the hot neighborhoods are currently the Belmont area, the University area and Pantops.
Because Charlottesville prices have increased because of low inventory, buyers are going to outlying areas. The Lake Monticello market has picked up, and a builder in Crozet has started a one-level living product. I feel both Millennials and baby boomers will be competing for this product, depending on price.
4. What do you predict the next hotspot will be?
In my opinion I feel Greene County and the Waynesboro/Afton areas, as there are more affordable homes and folks do not have a long commute.
5. What advice do you give most often?
If I am working with a seller, I recommend getting their home de-cluttered, getting a home inspection, having the home staged, so it will show at its best. Also, don't price your home high to see what the market will bear. You miss potential buyers by doing this.
If I am working with a buyer, I make sure they are qualified and approved for the purchase price they have in mind. I also educate them on the buying process, like home inspections, contracts, mortgage process, just to name a few things. And I make sure they are ready to buy when that dream home becomes available.
